Donelson Station which is serviced by the WeGo Star regional commuter train and bus system is planning a mixed-use development. The site is located at the intersection of Lebanon Pike and J.B. Estille Drive, near the overpass. Previous developments have been proposed on other locations on the property however, those plans have expired.

The latest development plan has been submitted for final site plan approval. The site is 1.83-acres and sits adjacent to the park and ride lot. Once approved, the plan will permit the 65-unit development. The plan was submitted by Centric Architecture, here’s the quick rundown:
Development Rundown

Donelson Station Mixed-use
- What’s Now: Vacant Lot
- What’s Next: Mixed-use Development
- Developer: Cottingham Capital
- Location: 2703 Lebanon Pike
- Architect: Centric Architecture
- Engineering: Site Civil Design Group
- Capacity: 62 units, Retail, Amenities, & 60 Parking Spaces
- Status: Planning

The project will include a mix of studio, 1, and 2-bedroom units. The building will primarily front Lebanon Pike, however, the entrance into the building and parking lot is within the Donelson Station property. There is a drop-off point on J.B. Estille in front of the building; this is also where the proposed restaurant is located.

The project includes amenities such as a lounge and fitness center, however the biggest amenity is its access to transit. Donelson Station is served by most WeGo transit services. Having a commuter train & transit center outside of your front door is a game changer; especially for those who work Downtown and wish to live outside of the city core. The map below shows the distance from the Downtown Station to Donelson Station.

The development is scheduled for the 3/10/22 Metro Planning agenda. Be sure to subscribe for more on this and other Developments In & Around Nashville!
