The recently submitted master plan for Nashville Yards includes stunning renderings and context for the 15-acre Mixed-use district. With a pivot away from traditional square towers to a more trapezoidal design, the new development will introduce a different sense of character to the Downtown aesthetic.

The new upper-Broadway destination will include hotels, midrise and high-rise residential properties, class A office, an entertainment venue, movie theater, and extensive ground floor retail & dining space. Nashville Yards will also include 7 acres of planned open green space. There are currently two completed towers in the Mixed-use District which includes The Grand Hyatt & Amazon Tower 1. Amazon Tower 2 is nearly complete with erecting steel and has started on the building façade. The excavation of Parcel 9 started prior to the pandemic while parcel 3 has recently started excavation activities. The gallery below shows the updated masterplan and massing of the buildings.
The updated plan includes modifications to the Downtown Code for parcels 3 and 9. The majority of modifications arise out of proximity to the raised roadways on Church Street & Platform Way. Overall Parcel 9 includes 4 Building Structures with future built volume which is tied together with pedestrian focused paseos. There are two multi-family towers that primarily front Commerce Street, the events and a mixed-use building that faces Church Street. The Events ( Or Music) Venue anchors the center of the full city block with space for future building volumes along 9th Avenue. Nearly all the street level spaces are occupied by retail. In addition to the events venue, the development also include a theater, large department retail & creative office space. The entire block sits above 4 levels of loading dock/ BOH Spaces & below grade parking spaces.

The Residential Towers are located along Commerce Street which slopes approximately 19 feet from East to West. This allows access to the Residential Towers on both Lower 10th Avenue and on Platform Way S.


Lower 10th Avenue North
The 34 and 35 story towers include a total of 696 residential units. Amenities include meeting room spaces, food & beverage outlets, retail spaces, a fitness center, level 3 pool deck, and associated back-of-house areas.
9th Avenue

The Event Venue is located internally to the development & bounded by Platform Way S and internal pedestrian paseos. The Venue will also front 9th Avenue until the future project is constructed. The venue will have the capacity of +/- 4,000 people (standing) for live music concerts; It is also intended for banquets, conferences and other corporate events. Level 1 will include retail spaces while the main level of the Venue is located on Level 2.
Church Street

The 12-story Mixed-Use Building is located along Church Street and Platform Way S. The program consists of Retail and Food &Beverage outlets on Level 1, Big Box retail component on Level 2, a Cinema on Levels 3/4 and Creative Office spaces on Levels 5 through 12.
