Mill Creek Residential is set to add yet another Nashville community with Modera SOBRO. This 2-phase transformative development will replace a massive warehouse that spans a full city block into a 713-unit Residential Development. The site is located at the corner of 6th Avenue South & Division Street. Its physical address is 826 6th Avenue South in the Pie Town neighborhood.


The site is also the third new development along the Division Street Bridge and will join Haven At The Gulch (299-Units) & Albion in the Gulch (415-Units). Together the 3 developments will total more than 1,400 Units. It is also the second new development located centrally in Pie Town and will join Pie Town Condos by CA South Development. Additionally, it will sit directly across from the current home of Tennessee Brew Works on Vine Street.

A request for final site plan approval has been submitted for the property by MCRT Investments, LLC. Once approved, the request will permit the mixed-use development on the 3.89-acre site. Here’s the development rundown:

Designed by Cooper Cary, Modera SOBRO is a 2-Phase project which will occupy the entire block. The development is truly transformative as this segment of Downtown hasn’t seen a lot of residential activity. As parcels in the Gulch and Sobro neighborhoods become developed, this seems to be a natural progression of development. The overall site plan includes much needed pedestrian infrastructure. Improvements include new tree-lined sidewalks, public bike parking spaces, and lawn areas. There is also a new private drive which is created between the two buildings which provides access to the parking garages.


Building Phases

The Phase 1 building is 7 stories tall and occupies the majority of the 3-acre property. There is one level of below grade parking and 2 levels above grade. The parking structure is concealed by residential liner units on Mulberry & Vine Streets. It is concealed with a parking screen along the Division Street bridge.
Level one includes retail space at the corner of Division & 6th Avenue North. It also includes the clubhouse, resident lobby and residential units which conceals the parking garage. Amenity spaces are located throughout the building & features two courtyards, one which includes the pool deck.

The Phase 2 building is 11 Stories tall and fronts 6th Avenue South. It has 3 levels of below grade parking. With the exception of the sloped ramp, the tower primarily consists of residential units above grade.
The ground floor of Phase 2 also includes the club house, resident lobby, and a small section of residential liner units which conceals the slope of the garage. There are also two courtyards, one which sits slightly above the sidewalk level on 6th Avenue S.
