Developer, AJ Capital Partners (AJCP), has plans for a new mixed-use development along the site of the existing railyard on Chestnut Street. The project includes a central pavilion flanked by a music hall, office building, and two levels of underground parking. The project is across the tracks from another AJCP project, Nashville Warehouse Co. The new development is located on 426 Chestnut Street.



Wedgewood-Houston (WEHO) is a unique neighborhood and one that’s experiencing development growth similar to Downtown Nashville. Developers from across the country have taken interests in the area since the introduction of opportunity zones. With an organized community base and alignment with the councilmember, the neighborhood has seen tremendous growth, mostly in the form of infill and adaptive reuse development.

The plan notes this development as Phase 4 which appear to compliment the proposed Phase 3 development plan. Phase 3 includes more than 830,000 SF of mixed-use development which spans multiple blocks in central WEHO. The image above shows context between phases 3 & 4 as well as the recently completed May Hosiery Mills adaptive reuse development.
A request has been submitted to rezone the collection of properties along Chestnut Street from IR to SP zoning. Once approved, it will permit a mixed-use development on the 2.5-acre site. The request was submitted by Barge Cauthen & Associates, on behalf of the property owners. Here’s the quick rundown:

The music hall is located to the West of the property. Plans show the access to the Music Hall Lobby from the central plaza. The lobby features a bar, restrooms, and space for a potential monument stair. The venue has a large backstage with space for dressing rooms, production, and bike storage. The entrance to the loading dock is located at the western most edge of the property. The performance venue is 4 stories tall and features a prefunction area with proposed bars on levels 2 and 3. The 4th level features a VIP area with a proposed bar and outdoor terrace.

The plaza will feature space for a café, box office, and access to 8,250 SF of retail from the adjacent office building. Landscaping includes pavers, raised planters, bioretention areas and a mix of plantings.

The 5-story office building will activate this segment of Chestnut St. with Ground floor retail and the office building lobby. The office lobby also has a 4,000 SF amenity space as well as a 1,500 SF Food & Beverage lobby amenity. The 5th floor of the office building also features a proposed terrace which wraps the building along the plaza and Chestnut Street. The entrance into the parking garage is on the eastern most edge of the property. Both buildings have rideshare pickup/drop-off areas along Chestnut Street.
The overall development includes themes from the area’s industrial past and pays homage to the adjacent rail yard. Those details can be seen in the building signage along the smokestack, the exoskeletal structure of the office building and the design of the theater to name a few. The images provides design precedent included in the plans.
