Construction has started at Livano Nations, a brand new amenity-centered development by Birmingham-based LIV Development. The site is situated between the Cumberland River and Walter S. Davis Blvd. and will include 15 different building structures on the ~19-acre site. The units are spread across 9 different buildings and will vary from 3 – 5 stories, some with basement levels. Once complete, Livano Nations will feature a first-of-its-kind living experience for the area. The address is 4000 Walter S. Davis Blvd.


Livano Nations sits on the borders of both North & West Nashville providing much needed activation along Walter S Davis. According to metro records, the property was three times sold between 2016 and 2021. The property sold for $525,000 in 2016, $3.5 million in 2019, and last sold for 8.7 million in 2021. Livano Nations is also part of the growing list of new and planned developments along the Cumberland River and The Nations. Be sure to check back for the updated development map.
Back in 2018, the project was proposed as a 4-building development which consisted of commercial event space, artisan manufacturing (a trend at the time), retail, and warehouse spaces. In late 2020, the project had evolved into a residential development branded as LIV Anthem, however, no details were provided at the time. Earlier this year, LIV Development unveiled Livano, a proprietary brand that unites all LIV communities in name and identity. Here’s the quick rundown:

Livano Nations is branded as more than a place to live; but as a way to live. The development’s design that considers current work from home trends throughout the entire 19-acre property. The project proposes a mix of 1, 2, and 3-bedroom apartments with large floor plans; many with spacious balconies and patios. The design and location of amenities will create more of a campus feel and will encourage walking and reduce car trips.

Building 9 proposes a standalone coffee shop which features a large coffee bar and a mix of seating configurations. Building 10 has two main functions. It includes the leasing office as well as an expansive co-working space with multiple offices of different sizes, a printing center, conference room, and lounge area. Both buildings are located near the front of the property along Walter S Davis Blvd.

Building 11 anchors the center of the development and will feature a stand-alone Pet Center. The Livano pet center will also include day boarding. This is a market-first based on properties tracked on NashvilleNowNext. The building includes a lobby, indoor play area, boarding area, vet room, dog wash, and grooming area. Two daily car trips could be eliminated between the onsite pet center and coffee house alone.

Other project amenities are located along the riverfront at the back of the property. Building 7 includes a two-level clubhouse while Building 8 includes the sky lounge and fitness center. Between Buildings 7 & 8 is an outdoor pool deck amenity. There are also car charging stations proposed on the property.
