Woodfield Development is eyeing another multifamily project in the Nashville core, this time in Sobro. 2nd Avenue Gateway is a new mixed-use development located at the corner of Second Avenue and Ash Street across from the Metro Government campus. The address is 805 2nd Avenue South.

The project will replace two single story multi-tenant buildings which last sold for $2.25 Million in 2003. Like the existing buildings, the new mixed-use structure will take up the entire block. The property also adds to the growing list of new and ongoing development on adjacent properties. The map below shows a sample of adjacent development projects for context.

A request for modification has been submitted for the property, currently zoned DTC. Once approved the request will permit a mixed-use development on the 2 acre site. The request was submitted by Woodfield Development on behalf of the property owner. Here’s the quick rundown:

The street level is activated on all 4 sides and includes a of mix of retail, townhouse style units, and amenity spaces. The interconnected building will consist of varying facades including masonry, traditional panels, fiber cement, metal panels, and glass. The property steps down in height from an 11-story building fronting 2nd Ave S to 7 stories along 3rd Ave S. Featured amenities include an elevated pool deck, sky terrace, and a new landscaped streetscape surrounding the property to name a few.
3rd Ave S consists of ten townhomes with walkout entrances and an alternate building lobby entrance. There is 2,700 SF of retail which is located at the corner of 3rd Avenue and continues onto Ash Street. The retail space and leasing center anchors the two corners of Ash Street. Other uses include 2 additional townhouse units, the entrance into the parking garage and BOH spaces.

The corners of Second Avenue South are anchored by the leasing center near Ash Street and an Amenity Space near Lindsley Ave. The central portion of the street level is dedicated to retail space. The street level along Lindsley Ave is activated by two amenity spaces, a bike shop and dog spa.
