Luna is a new boutique multifamily development on the popular 8th Ave South Corridor. The project is in a Qualified Opportunity Zone and consists of 108 units with 2,500 sf of ground floor retail activation. The development is situated centrally near some of Nashville’s hottest neighborhoods including Edgehill, Wedgewood-Houston, and the Gulch. Leasing starts late spring of 2023. HYVE
Type: Condo Mixed-Use
Location: Nashville – Downtown STR
Status: Sales Start Spring 2023
HYVE is a new fully amentized midrise condo development in the Downtown subdistrict of Pie Town. HYVE provides a luxurious condo alternative unique to Nashville’s existing developments. The project consists of one, two, and three-bedroom short term rental (STR) eligible floor plans, meaning owners of condos can airbnb the units when not using them. The property features an elevated pool deck, cabanas, large gym, and lots of retail space for hopefully a spa user or other tourism-oriented user. HYVE is the first new luxury development in Pietown in this era and served as a catalyst for more development activity in the neighborhood. Pre-reservation sales for the residences are open now. The project is located at 629 7th Avenue South.

Myatt Drive is a logistics park in Madison, TN developed by CA South located just 13 miles Northeast of Downtown Nashville. The project is situated on 16.44 acres and capitalized on market demand for new Class A tenants looking for last-mile delivery services. The project was sold shell-forward (unoccupied) to an institutional investor in 2022. The development distinguishes itself by offering rear-load, small bay logistics space and capturing the demand for a product type that is highly sought after in the Nashville marketplace.
EVE is a short-term-rental (STR) condo development located in the established Germantown neighborhood in Nashville. The project set out to introduce an upscale residence overlooking the Cumberland River, which is currently experiencing a renaissance of activity from large developers including Oracle. Eve combines location, accessibility, convenience, privacy, design, and value. The project is within the Downtown service area, has direct access to the Greenways, and has a design that commands attention. The entire project sold out in less than a month after the release of the condos. The project address is 700 1st Avenue North.
Park 109 is situated in Nashville’s booming industrial sub-market of Lebanon sitting on 33-acres near the intersection of Highway 109 and I-40. This facility serves smaller logistics tenants and larger corporate users needing Class A space with institutional quality amenities like adequate clear height and tractor trailer access. This facility is 375,000 square foot across 4-buildings configured in a highly sub-divisible layout.

The site is in a highly walkable community, along a transit corridor, and less than 10 minutes from Downtown Nashville. The project will offer renters an affordable, cool, modern, and high-quality product that is the hallmark of the CA South brand. The project is located at 405 40th Ave North.
