As financial markets tighten and consumers become more thoughtful on where they spend, when it comes to multifamily – the intentionally designed survives. Albion In the Gulch is a great example of placemaking through intentional design. Developed by Albion Residential, this new 20-story tower will look to redefine the luxury living experience in Downtown Nashville. Construction began on Albion in the Gulch in early 2021 and the property is expecting its first residents next month. The property is located in the hot Gulch market and is part of a growing list of trendsetting amenitized developments downtown. Here’s a look at what to expect:

The lobby of Albion In The Gulch will feature soaring ceilings, custom wrapped columns, and a food and beverage concept. The vision behind the design and layout is to provide an active public lobby with a feel and experience similar to a boutique hotel. The lobby is essentially divided into three zones which includes the leasing area, retail concept and coworking/lounge area.

The South lobby (to the right of the picture above) features the leasing area and proposed coffee bar. To provide a more welcoming experience, the developer elected to go with an open concept leasing area in lieu of individual offices. Next to the leasing area is the proposed coffee shop. Brokered by Ojas Partners, the coffee shop will have both indoor and outdoor seating options as well as back-of-house space.
The north lobby features a mix of seating configurations to allow for lounging and coworking spaces. Like other Albion properties, the lobby will also feature a library. There is a mezzanine which overlooks both lobbies where the developer would like to feature small musical performances.
Amenities
The project will feature a unique set of amenities located throughout the tower. Some featured amenities include a golf simulator with lounge, indoor dog run, large fitness center with separate CrossFit studio, secured mailroom with refrigerators, podcast space, maker space, bike storage, and skyline lounge. Albion also has two amenity centric rooftop plazas. The 4th floor features a putting green, outdoor yoga areas, walking path, and grilling areas. The 20th floor features a rooftop deck with pool, sun shelf, tiki bar, entertainment kitchen, cabanas, daybeds, as well as penthouse residences.

Albion in the Gulch will offer a unique mix of studio, 1, 2, & 3-bedroom residences. It will also feature 2-bedroom townhome units. Residences will offer either floor to ceiling windows, balconies or patios. Features include 9 to 25-feet high ceilings, solid core doors, tubs or glass enclosed showers, and kitchens with quartz countertops, gas ranges and designer cabinets.
