Giarratana has submitted plans for 901 MLK, a 33-story tower directly adjacent to the Tennessee State University Avon Williams Campus. The site which is approximately 76 feet wide x 100 feet long will create 250 new multifamily units. Otis Elevator owned and operated the now demolished property since 1964. The property sold for $2.4 Million in 2021 and for $4.9 Million in 2022. The site is located at 901 Dr. Martin Luther King Jr. Blvd.


The local developer has led the charge in developing tall buildings on small parcels in Nashville. The firm recently proposed 3 other towers which are currently under construction, one which will be the tallest in the state, and all which are built on less than an acre. A request for concept plan review was filed for the 901 MLK to permit the residential tower on the 0.2 acre site. The request was submitted by Barge Design Solutions, on behalf of the property owner. The project includes a mix of one and two-bedroom apartments which range in size from 512 to 914 SF. Although the overall site is small, the residences at 901 MLK are complete with their own kitchens, separate bedrooms, washers & dryers, closet space, and some with a separate home office.
The building lobby, leasing center, mailroom, and back of house spaces are located on the 1st level. Level 33 includes the lounge, coworking space, fitness center, and rooftop pool deck amenity. There are also 2 residences on level 33 as well. 901 MLK’s location downtown is an added amenity as it is very walkable and central to grocery, entertainment, and retail densities. There is also access to the City Center Greenways Trail and next to a short segment of the most protected bike lane in Downtown Nashville.

The project is seeking 3 additional levels of bonus height which are achieved through pervious surfaces such as the green roof and a transfer of unused height. 901 MLK is slated for the 5/25/23 Metro Planning agenda.
