The 16-story Camden Gulch development is back on the agenda, this time with increased density. The now 498-unit mixed-use development will replace the A+ Storage building currently on the site. The project will also complete the infill of new developments on the south portion of Division Street between 12th & 8th Avenues South. Camden Gulch is located at 909 Division Street.

The property sold for $36 Million in December of 2021 as the market started to pick up during the pandemic. The proposed development shortly followed in the summer of 2022. Camden Gulch joins a list of both recently completed and ongoing projects which will define the future of the greater Division Street corridor. The map below shows a sample of active adjacent developments for context.

A request for bonus height certification has been submitted for Camden Gulch to permit the 16-story tower. Once approved, the request will permit the mixed-use tower on the 1.99-acre site. The request was submitted by Camden Property Trust. Here’s the quick rundown:

Overall capacity changes from the previous proposal include an increase in multifamily units from 481 to 498, parking spaces increased from 537 to 622, and a minor increase in the retail/restaurant space by 50 SF to 7,350 SF. The proposed height remains the same as the developer looks to achieve 6-stories of bonus height.

The project has 2 levels of underground parking, the parking garage is located at the intersection of Division & Overton Streets. Level 1 features the resident lobby, entrance into the parking deck, loading dock, and retail space facing Division Street. There are also retail and guest parking spaces on this level. There are 3 additional levels of parking which are concealed by the double height ceilings from level 1 and two levels of residential units that serve as the building liner facing Division Street. There is a portion of the garage on the east & west facades where the building steps back and a portion of the parking deck is exposed. Those areas feature canopies which cover those spots.

The garage podium is capped on level 4 with an amenity deck which includes a large coworking lounge with an outdoor terrace facing Division Street. There is also a comprehensive fitness center with both indoor and outdoor fitness areas. There are more amenities featured on the rooftop of the residential tower. It includes a sky lounge, pool terrace, and outdoor dining areas.
