Updated plans have been submitted for the upcoming Edition Hotel by Marriott. The updated proposal now includes condos ranging in size from 1,433 – 5,958 SF, proposes 12 additional floors, and has nearly 8,000 SF of fitness center programing space. The concert venue and multi-vendor hall mentioned in previous submissions appear to be eliminated. The project is located centrally in the Gulch and is adjacent to the Asurion headquarters and multiple planned mixed-use towers. The project address is 1101 Grundy Street.

The now 28-story mixed-use hotel and condo includes approximately 272 guest-rooms and 72 residences. The project will seek 4 modifications to the code including use of the bonus height program. The plans indicate that the property can rise 16-stories by-right and will use the bonus height program to achieve the 12 additional floors.
A request has been submitted for overall height modification on the property, zoned DTC. Once approved, the request will advance the project to permit a mixed use development on the 0.74 acre site. The request was made by ESa on behalf of the property owner. Here’s the quick rundown:

The entrance to the hotel and residence lobbies are located on Porter Street. There is also a bar/lounge at the corner of Porter & 11th Ave which has a 3 tier outdoor seating terrace along 11th Ave. There is a 4,900 SF restaurant space facing Grundy Street. The restaurant space is situated across from Pins Mechanical and the soon-to-open Putt-Shack. The entrance into the 2-story underground garage is also located on Grundy Street near 12th Avenue N.
The 1st floor mezzanine area features a 2,961 SF residential fitness center and a 4,563 SF hotel fitness center. The 2nd level features the hotel ballroom, prefunction space, and meeting rooms. The hotel rooms are located on levels 3-12. Level 13 includes project amenities including a main bar, pool deck, terrace, pool bar and lounge areas.

The condos are situated on the upper tower and features a community space and green roof. There are typically 5 units per floor on levels 14-24. The project team is determining the number of units on the top three floors; plans currently show the very top floor with 2 penthouse units.
