Developer CA South has revealed the name of its newest boutique apartment project – The Reeve. Situated between the Nations & Sylvan Park, the project will introduce a new modern aesthetic along the Charlotte Pike Corridor in West Nashville. The project will also bring missing middle housing options to more Nashville residents and complement the single and two-family homes in the community. The project is located at 405 40th Avenue North.

The property sold for $7.2 Million in 2022 acoording to Metro documents. It is also along a transit corridor, and just 5-7 minutes to Midtown and Downtown Nashville. Construction cost for the 143,000 SF development is projected to come in around $260/foot.

Designed by Alex Pettas Architecture and HMHA, the development will look to offer future renters an attainable, quality, condominium-level product. The project will offer a mix of approximately 30 studios, 67 one-bedroom, and 25 two-bedroom apartments.
The exterior of the building will receive a dark stacked field brick which will cover the majority of the facade. The field brick is complimented by a lighter stacked accent brick to signify the larger retail space. Other materials include dark bronze casement windows, standing seam metal panels balconies with hinged doors and limited uses with Hardie panels . Amenities include an elevated pool deck, lounge, and fitness center. The front of the building activates 40th Avenue with the leasing center and two separate retail spaces. Amenities extend beyond the building as the charlotte pike transit corridor is highly walkable in this area. There has been a plethora of new retail, restaurants, and office openings within a 10-block radius. The site is also serviced by the route 50 WeGo Transit bus line and connects to dedicated bike lanes on Charlotte Pike.

The popular Nations neighborhood is located to the North. That area has seen sustained construction of single-family, two-family, townhome subdivision, major adaptive-reuse, and new multifamily development over the past few years. Sylvan Park is located to the south and is characterized by older more established homes and streets shared with new single and two-family development projects. The site is also a 5-minute drive to McCabe Golf Course and 10 minutes to Rock harbor Marina which is undergoing upgrades and expansion.

Construction Progress
The 6-story building structure can now be seen from multiple vantage points in the community. The construction consists of 4 levels of framing above the two-story concrete podium. The podium also includes 155 covered parking spaces. Avenue Construction has substantially completed the framing, window installation, and initial building skin.
