Nashville based Pentagon Holdings received key approval to develop the Shoppes and Residences at Port Royal in Spring Hill, Tennessee. The Spring Hill Planning Commission voted 7-0 at its August 14, 2023 meeting to approve the site plan. The approval allows the developer to proceed with the 18.34-acre mixed-use development. The site is located at 4646 Derryberry Lane North.

Located 20 minutes south of Downtown, Nashville, the project was purchased for $7,500,000 in October 2022 and estimates construction to cost at nearly $90 million. The project proposal was previously approved in September of 2022 before submitting a major modification for the site in May of 2023. Since that time, the development has undergone significant changes to its design and layout. Andy Zhu, Director of Business Development for Pentagon Holdings, who led the entitlement of the site said in an interview that, “The intention of our redesign is to encourage an integrated sense of community for those who live here and invite neighboring residents in to enjoy all the community has to offer.” Slide the image below for a comparison of the two plans.

The Shoppes and Residences at Port Royal will feature 222 apartment homes, 15 live-work units, and approximately 89,000 combined square feet of office and retail space. Technology will play a significant role in setting this community apart with the addition of solar panels, EV charging stations, and innovative technologies like smart access controls, thermostats, and building systems. The overall site is anchored by a central community green space which features a stage, pool, retail kiosk, and kids play area. The surface parking lot is located towards the rear of the site and is bordered by neighboring subdivisions.
The site is comprised of garden style residential buildings with ground floor retail, cottage-style live-work units, and single-story retail shell buildings. The project’s buildings are primarily located along the bordering streets creating new pedestrian activation with residential and commercial uses.
