Plans have been submitted for the redevelopment of the former Belle Meade Theatre property into a new grocery-anchored mixed-use development. The submission comes on the heels of the nearby Belle Meade Plaza redevelopment which included the relocation of the Kroger. The project will also join the Marquee at Belle Meade apartments directly adjacent to the proposed development. The property is located at 4301 Harding Pike.

The Belle Meade Kroger project proposes a 236-unit, 5-story residential building with a mix of studio, 1, and 2-bedroom apartments above 56,300 SF of space for Kroger. There is also a total of 594 parking spaces. Between the redevelopment of both Belle Meade Plaza and the proposed Bell Meade Kroger, they will create 523 new residences, 1,443 parking spaces, and 1,090,085 SF of new development to this stretch of Harding Pike. A request has been submitted to rezone the property from MUL to SP zoning and is located within the Harding-White Bridge Urban Design Overlay. Once approved, the request will permit a mixed-use development on the 3.99-acre site. The request was submitted by Ragan Smith Associates on behalf of Ridgefield Properties, the owner. The project includes demolishing the existing theater structure and building the new mixed-use development from the ground up. The plans suggest that design elements of the theater are integrated into its character. For example, the entrance into the apartments on Harding Pike integrates the theater’s canopy overhang and antenna. However, it wasn’t clear if the actual elements would be either reused or recreated on the new structure. The remainder of that frontage includes an entrance into the parking structure and Kroger’s storefront.

The entrance into the Kroger parking lot is located along Ridgefield Way. The garage is also shown wrapping the commercial side of the Marquee Apartments and has an elevated pool deck. The pedestrian and vehicular flow for Kroger appears to happen within the parking structure similar to the Publix at Capital View in the Gulch. There’s also a private access road which connects to Ridgeview Drive.
