Florida-based RAM Realty Advisors have submitted preliminary plans for a new multifamily development named The Mason. Plans note that 247-unit apartment development with amenities will also include up to 20 attainable units that are less than 500SF. Located in the Clifton/Southwest area, the project is situated between 41st & 42nd Avenues North and will replace the existing Buck Overby Construction lay-down yard. The property address is 600 42nd Avenue North.

This segment of the Charlotte Pike Corridor has seen consistent development activity over the past couple of years. It has a great mix of existing retail options, new retail opportunities in upcoming developments, as well as a proposed grocery-anchored mixed-use development within a 5-minute walk of The Mason.
Although the overall area is characterized by single and two-family lots, more dense developments have been proposed providing more residents closer access to Downtown Nashville. The projects range in size from townhomes, creative office space, and mixed-use developments. The map below offers a sample of projects for context.

A request has recently been submitted to rezone the property from IR to SP zoning. Once approved, the request will advance the 247(max) units on the 2.87-acre site. The request was submitted by Fulmer Lucas Engineering on behalf of the property Owner. Here’s the quick rundown:

The preliminary plans show the building facade activating the entire length of the property boundaries on both 41st & 42nd Avenues. Although there was no retail activation noted in the plans, the ground floor units have townhouse style walk-out units on 41st Avenue.

The building lobby and amenities are located on 41st Avenue. Some preliminary features include a paseo which gets you to the pool, courtyards, and a dog run. There is a partially concealed +/-321 space parking structure on the Northern edge which abuts the adjacent property. Access into the garage are on both 41st and 42nd Avenues. The building transitions from 4 to 3 stories on this end as well to contextualize with the existing homes.
The project is slated for the 1/11/2024 Metro Planning Commission Meeting.
