Plans have emerged for a proposed 25-acre mixed-use development named Nolensville Town Square. The new development aims to become a destination for residents and visitors to enjoy all that Nolensville has to offer according to project documents. The development is anchored by a central Townsquare with surrounding green spaces and pocket parks. The development proposes a mix of residential uses which includes multifamily over retail, for-sale townhomes, and live/work units. There’s approximately 70,000 SF of commercial space for office, retail, and restaurants uses. Nolensville Town Square is located 30 minutes from Downtown Nashville at 7375 Nolensville Road.

The Town of Nolensville updated its zoning code in March 2023, creating the CD-4 designation which allows for medium density zoning. Overall, the CD-4 Neighborhood Center Character District consist of a medium density area that has a mix of Building Types and has the Main Street Village Overlay District (MSVOD) applied to it. The CD-4 Neighborhood Center Character District consists of a medium density area that has a mix of Building Types and primarily Residential, Retail / Personal Service / Artisan, Office, Lodging and Civic Uses; there are medium, narrow or no front setbacks and narrow to medium side Setbacks; it has variable private landscaping; and it has Thoroughfares with curbs, Sidewalks and trees that define medium-sized blocks there are medium, narrow or no front Setbacks and narrow to medium side Setbacks.

The land planner for the proposed development began meeting with the Town of Nolensville on the idea of the Town square in December 2022. Following the newly adopted zoning ordinance in March of 2023, the parcels that make up the site were rezoned to CD-4 and the land planner held numerous pre-application meetings with Town Planning Staff, Town Engineering Staff, Fire Department Staff, the Town Consulting Designer and Planner and the Town Attorney, to ensure that the project was fully compliant with every aspect of the zoning ordinance.

After a review of the project the Town Planning Staff found the submitted project complies with the CD-4 and MSVOD zoning ordinance and recommended it for planning commission review. The staff report also noted that the applicant provided more plans, submittals, and exhibits than is required under the 2023 Zoning Ordinance. Here’s the quick rundown:

The vision for Nolensville Town Square is to become the heart of Nolensville. Key elements of the vision for Nolensville Town Square is to create a Live-Work-Play community with a unique public realm and main street shopping and dining experience. The site is located adjacent to Nolensville Road and has two new public streets which includes Post Street and Old Nolensville Road. The project will be built in 3 phases to accommodate infrastructure, construction staging and absorption.

Phase 1

Residential mixes along Nolensville Road in this phase includes Manor homes and 2-story townhomes. The commercial uses are primarily situated along Post Street which includes live/work units and has frontage along the Town Square. Old Nolensville Road primarily consists of 2-3 story townhomes and some live/work units. The townhomes vary in size and include the larger courtyard homes along this street as well. The central surface parking lot is also located in phase 1 and is partially concealed by the residential and mixed-uses.

There are 5 pocket parks in this phase of the development located along each of its bordering streets. The first 2 are located at the intersection of Nolensville Road and Post Street at the gateway of the project. These parks primarily consists of landscaping and bench seating. The second is located between the two mixed use buildings along Post Street. It is activated with flexible seating, an open lawn, and string lights above. The last two pocket parks are adjacent to one another along Old Nolensville Road and includes circular lawns surrounded by bench seating. The parks also provide easier access between the residential and mixed-use zones.
In addition to the pocket parks, this phase includes the open green space along Nolensville Road and the Town Square. The open green space includes a greenways trail which gets you to the upper pocket park (Phase 3) and is anchored by large a central meadow. There are natural stone terraces along the greenway which provide seating, a firepit, and bike parking. Some of the features of the Town Square includes a splash park, flexible seating, overhead structures, stage area, and a central lawn.
Phase 2

Phase 2 adds more commercial mixed-uses along Old Nolensville Road which faces the Town Square. The remainder of Phase 2 consists of 2-3 story and courtyard townhomes along Post Street and adjacent private roads.
The second open green space is also situated in phase 2. Similar to the green space on Nolensville Road, there is the continuation of greenways trail with stone terraces. Additionally, this green space has a dog park, pavilion area, and access to the historic cemetery. The existing cell tower appears to remain and has its own access road. There is also another pocket pocket park which is split between phases 2 and 3.
Phase 3

Phase 3 completes the commercial mixed uses surrounding the town square. There is a multifamily building with a structured parking deck and is activated with commercial uses on the ground floor along a portion of Post Street and Old Nolensville Road. The remaining residential/commercial mixed uses are captured by live/work units along Old Nolensville Road. There is also an extension of the commercial/residential mixed-uses at the gateway of the project in Phase 1.

Phase 3 completes the greenway links in phases 1 & 2 and has a pocket park. The greenway is located along the perimeter of the development. The pocket park is located between the two mixed-use buildings. This pocket park is slightly larger than the one located in phase 1 but has similar features. The pocket parks between the mixed-use buildings in phases 1 and 3 also serve as an extension of the Town Square.
Overall, the streetscapes take on a multimodal approach providing ease of access for pedestrians, cyclist, and motor vehicles. Sidewalks range between 5-12 feet and have a mix of landscape buffers and bench seating areas. The pedestrian zone is highly activated and provides ample sidewalks for safe travel. Access onto Nolensville Road will be metered by stop sign initially. The project team will continue to evaluate the timing for the installation of the traffic signal which is likely between phases 2 and 3.
There was a public hearing scheduled for February 13, 2024, where it received approval.
