Developer Oldacre McDonald has submitted preliminary plans to rezone more than 20-acres for a mixed use development. The property is located at a site owned by a religious institution along the border of Donelson. The site is 15 minutes from downtown Nashville, a short drive to Nashville International Airport, and immediately off Interstate 40. The property address is 605 Stewarts Ferry Pike.

A request has been submitted to rezone the property from R10 and RM9 to SP zoning for the two parcels which make up the site using MUL and RM20 zoning districts. Once approved, the request will advance the proposed mixed-use development on the 22.31-acre site. The request was made by Barge Design Solutions on behalf of the property owner, Connection United Method Church. Here’s the quick rundown.

The site is divided into two development zones. The intent of Zone 1 is to utilize the standards of the MUL zoning district, and allow the site to develop as a mix of uses in the future. This zone proposes buildings up to 5 stories and a total 70-units. The intent of Zone 2 is to permit residential development consistent with the RM20 zoning district. This zone proposes a max building height of 4 stories and 280 units.

The plan also includes a conservation zone and dedicated right-of-way for a segment of Greenways trail. The conservation area will leave approximately 15 acres for development. The draft plan is scheduled for the 3/28/24 Metro Planning Agenda.
