Despite interest rates affecting the volume of new development announcements, many infill projects in Nashville are still advancing; laying the groundwork for future construction once market conditions improve. This includes coordination and negotiation with existing warehouse and manufacturing owners amidst Nashville’s growth. As infill development reshapes the city, both Metro and its urban manufacturers are facing pivotal decisions. Notably, as Davidson County promotes more housing in the urban core, particularly along the Cumberland River.


Developer CA South began assembling 16 acres along Davidson Street and the Cumberland River 4 Years ago, working with several different sellers in an off-market process to find solutions that worked for them. The property was rezoned last Fall for a variety of commercial uses and heights varying from 7 to 20 stories. The site currently has 4 existing warehouse structures and two companies that are in the process of being relocated.

One property owner, Insulation Supply Company, insisted on remaining in Davidson County as part of its deal and developer CA South just finished its new home. Insulation Supply Company relocated its operations to Visco Drive across the river. The site was previously home to Renaissance Stone Company and sold for $5.2 Million in 2022.
Renovations included refurbishing the existing 40,000 square foot building and added 10,000 square feet of new warehouse construction on the 3.2-acre site. The renovations brought the property up to all applicable codes including stormwater which the developer considered a success for both the tenant and the company.

As Development along the Cumberland River and the greater Nashville region continues, we will have to consider more forward-thinking alternatives as we prepare for future generations of Nashville. From Shelby Park to Interstate 65 coordination of manufacturing and industrial uses will eventually have to be considered along the Cumberland River. This includes a vision that limits, ‘displacement-without-replacement’, for residents and businesses alike who are the fabric of Nashville.
