Plans have been submitted to transform nearly 62 acres on Dickerson Pike into a new mixed-use development. The site includes 18 parcels owned by multiple entities with some existing businesses including the Loves Travel Stop, a used parts yard, and Krystal. The site is in Talbots Corner and occupies an active stretch of both Dickerson Pike and West Trinity Lane on the border of East Nashville. Plans show a reference address of 150 Trinity Lane.


The preliminary plans offer regulatory data that will serve as the blueprint for the development of the site. The overall development includes buildings up to 15 Stories and with phasing projected to take up to 15 years to complete.
A request has been submitted to rezone the site from CS, IWD, SP, and RS5 Zoning, which is partially within the Dickerson Pike Sign Overlay District, to SP Zoning. Once approved, the request will permit the mixed-use development on the 61.41-acre site. The request was made by Barge Design Solutions, on behalf of the property owners. Here’s the quick rundown:

The site is divided into 3 development zones which will be built in phases. This zone will include mixed-use developments of up to 6 stories and has frontage along Trinity Lane. Zone 2 will include mixed-use developments up to 12 stories and fronts Dickerson Pike. The 15-story height category area is located in Zone 1. This area is largely encumbered with regulated floodways and steep slopes and is intended to be the location for a future greenway corridor. The developer wanted to shift the 15-story height category slightly to allow these properties to become a mixed-use center for the community and transition from being a stop along the interstate.

Plans note that the phasing boundaries are subject to change. However, Phase 1 will take up to 5 years, Phase 2 will take between 5-10 years, and Phase 3 will happen between 10-15 years. In addition to the Greenways Trail, there is one new collector street and two new local streets within the development. Documents appear to extend Lucas Lane (the collector street) to Old Trinity Lane. The two new roads intersect Dickerson Pike.
