Tidal Real Estate Partners has submitted plans for a 16-story hospitality mixed-use development. The project proposes a mix of extended stay hotel rooms and time share units with ground floor retail. The site is located in the parking lot used by the popular downtown gym QNTM Fit Life. The gym has over 2,600 members and 860 guests per month who use it. The existing address is 1207 Grundy Street, however, the proposed address 1213 Grundy Street.

This proposal marks the 4th by the developer in this segment of the Gulch. 1111 Church Street replaced the former Gibson Guitar building and has started leasing. Tidal has proposed a 25-story multifamily tower next to 1111 Church which also sits next to Pins Mechanical. Across from 1213 Grundy is a proposed 28-story Edition Hotel. All four towers are designed by Esa.

A request has been submitted for a major modification and seeking bonus height to permit the mixed-use development which is zoned DTC. The two modifications include:
- A request to approve a modification on the building step-back standard. The DTC requires for a building 8 stories or greater, to have a min. 15 ft step-back to occur between the 4th and 8th floors. The applicant is proposing to adjust the step-back along Grundy Street to occur at the 2nd floor.This is a contextual design decision; it allows for the building podium to be in context with adjacent buildings.
- A request to approve a modification on the MCSP requirements. Applicant would like to remove the 4’-0” planting strip as required by MCSP to provide a drop-off lane at Hotel Entry, to ensure safety of guests arriving at hotel as well as not create unnecessary traffic.
The project is seeking 6 stories of bonus height by building underground parking, pervious surfaces, and LEED. Once approved, the request will advance the 16-story tower on the 0.79-acre site. The request was made by Esa on behalf of the property Owner. Here’s the quick rundown:

The main frontage for the building is along Grundy Street. The two lobbies for the hotel and timeshare units are located closest to the gym. The retail shell is located closest to the restaurant Chauhan Ale and Masala House. The preliminary plans also show a large sales center on the first level and the amenity spaces on the rooftop.

Site improvements are minor and include two trees along Grundy Street, updated sidewalks, and a landscape buffer. The landscape buffer shifts to the face of the building where the drop-off lane is proposed. The loading dock and entrance into the parking deck is from the alley behind Whole Foods.
