Conceptual Plans have been submitted for a 46-story, St. Regis branded mixed-use tower consisting of hotel rooms ,hotel furnished residences, and condominiums. The 5-Star hotel experience is echoed in the proposed space plans – signaling the workings of the first St. Regis in the state of Tennessee. The project also completes, ‘Marriott block’ as it joins the JW Marriott and takes up the final parcel between 9th & 10th Avenues. The site address is 805 Demonbreun Street in Downtown Nashville.

Designed by Morris Adjmi Architects (MA), the building’s architecture embodies a contemporary Art Deco style, taking design inspiration from historic buildings such as the Frist Museum across the street. The meticulously designed facade includes a radial articulation. This distinctive feature is replicated across each cast panel like unfurling, semi inverted Greek columns. There are also ornamental accents positioned across various window spandrels and sills.


The addition of the St. Regis will complete the Marriott Luxury Brand offering in Downtown Nashville. The JW Marriott, W Hotel, and The Luxury Collection are currently open. There are plans for an Edition, The Ritz-Carlton, and now the St. Regis which completes the offering. This doesn’t include the Bulgari Hotels & Resorts brand by Marriott International Development. The first US offering is planned for Miami in 2026. There are currently 11 St. Regis hotels in the United States with the closest in Atlanta 246 miles away. A Conceptual Plan has been submitted for MDHA approval. Once approved, the request will advance the 46-story mixed-use tower which includes three levels of below grade parking (including connectivity to the JW), and various amenities for hotel guests and residents. Additionally, the .86-acre site is zoned DTC for a max of 30-stories. The project is pursuing 16 additional stories through the bonus height program – using credits from below grade parking and LEED certification. Here’s the quick rundown:

Overall, there are 3 levels of below-street parking with the 2 lowest levels having a connection to the JW Marriott. The hotel and condo lobbies engage the buildings on two separate streets. The condo lobby and parking entrance is located on 9th Avenue. The hotel lobby is located on Demonbreun Street and features a large porte cohere and decorative cube which encapsulates the circular monumental stair. The hotel lobby proposes a 3,338 SF food & beverage program, along with a 1,142 SF lobby bar.

The monumental stairs lead to the second level which has a signature restaurant overlooking Demonbreun Street, another bar, and various small meeting rooms. The 3rd level has two ballrooms and pre-function spaces with double-height ceilings.
The 5th & 6th levels consist of hotel and residential amenities perspectively. The hotel amenities include an outdoor pool deck and terrace which wraps 3 sides of the building. There’s a 2,400 SF fitness center, an all-day dining room, and a nearly 6,000 SF spa. Residential amenities include an indoor pool, various lounges, and a golf simulator. There’s also a terrace that wraps this level as the tower steps back.

The tower is divided into 3 segments. The hotel keys are situated on levels 7-17. The largest suite gradually spans the entire west facade as you make your way to the 16th floor. The 17th floor has 8 larger hotel keys. The hotel furnished residences are placed on levels 18-21 and use the same 8-unit layout. The mechanical transfer floor is located on level 22.
The condos are situated on levels 23-46 and vary between 3-5 residences per floor. There is a shared roof terrace to the North & South on level 23, which is created as the tower steps back. There are private terraces at the 4 corners of the building on levels 43-46. The document did not show space plans for levels 44 & 46.

Overall site improvements include repositioned tree grates, bollards along the existing bike lane, freestanding planters, entry pavers, and flex post for bikes.
