Plans for an 11-story development have shifted its uses from a multifamily anchored mixed-use development to a mix of hotel and short-term stay units with ground floor retail. Developer CA South first proposed the project in 2022 which included 176-units and 11,844 SF of retail. Although the project has changed its design and expanded its planning team, like the previous proposal, it will anchor the corner with an intentional design approach. The project is in Lafayette Subdistrict and has a reference address of 712 4th Avenue South.

The project takes up half the block between Ash & Elm streets along 4th Avenue South. The site is also adjacent to the interstate, PieTown, the Gulch, and the Chestnut Hill gateway, all with projects planned and underway. The map below shows a sample of projects for context.

A request for concept plan approval has been submitted to permit non-owner occupied, short-term rental use (STR) on the 4 parcels which make up the site that are zoned Downtown Code (DTC). Once approved, the request will advance the hospitality anchored mixed-use development on the 1.12-acre site. The request was submitted by the property owner. Here’s the quick rundown:

The project has 2 levels of underground parking with access from the alley. The building lobby is located on Elm Street and features a port cohere for pick up and drop off. Nearly the entire street frontage is activated with retail space, some with double-height ceilings. The back of house spaces are situated across the alley in the rear. The mezzanine level includes flex space for hotel offices and/or commercial use and has 10-foot ceilings.
Level 2 includes a health club and dedicated hotel lounge area near the corner of Ash & 4th. There’s also an outdoor lounge area. The remainder of levels 2-5 includes hotel keys. Floors 6-10 include 1, 2, and 3-bedroom STR units. Both the hotel keys and STR units feature patios and balconies in some units.

Level 11 includes a potential rooftop venue. It features an indoor/outdoor bar concept which opens to an outdoor lounge, a separate lounge and bourbon room, each with a dedicated bar area, and a pool deck amenity with a hot tub, sunset lounge, and pool bar and grille. By only topping half the length of level 11 for indoor uses, the amenity level occupies the entire length of the building making it one of the largest rooftop (vs. podium-top) amenity proposals this year.

Exterior improvements include new sidewalks, repair of pedestrian walk signals, new crosswalks, landscape buffers, and street trees. There is also natural landscaping in the outdoor areas vertically throughout the building.
The project is scheduled for the 6/27/2024 Metro Planning Commission agenda.
