Plans for a new hotel have emerged in the heart of redevelopment in Germantown. The project includes an 8-story hotel, above 4,000 SF of ground floor commercial space, and adjacent to the Magdeburg segment of the Greenway Trail system. The site is located between 2nd & 3rd Avenues along Van Buren Street. The address is located on 1500 3rd Avenue North.

A request has been submitted to rezone from IR to SP zoning for the property located within an Urban Design Overlay. Once approved, the request will advance the mixed-use development on the 1.01-acre site. The request was made by Barge Design Solutions on behalf of the property owner. Here’s the quick rundown:

The submission proposes a typical below grade parking plan, however, the number of spaces and levels were not specified. The street level is activated by restaurant uses and the hotel lobby. The entrance into the parking deck, loading area, and valet is located to the rear. The hotel rooms are situated on levels 2-7 while the amenities level is located on level 8 which includes a rooftop pool.

Like many developments in this area, the site is bounded by utility easements such as sanitary, overhead, gas lines, and Greenway easements – often an alternative use above other infrastructure and utilities. Together, the project has a reduction of 35% of its buildable area due to easements. Additionally, the narrow parcel situated between the proposed hotel and the Greenway Trail is zoned for five 3-story buildings.
