Developed by Toll Brothers & C.B. Ragland, 2nd & Van Buren is an upcoming mixed-use development near the Germantown riverfront. The trail-oriented project is anchored by a segment of the Magdeburg Greenway Trail, which runs through the center of the two-building development. The project is located at 100 Van Buren street.

The project master plan has been updated since the property was rezoned in September 2022. That plan included two parcels that were not included in the overall design. Those parcels are now part of the project and with their inclusion creates more street level residential frontage, updates the locations of common spaces, shifts the sky bridge which connects the two buildings, and adds a loading area to the second building. A request has been submitted to amend the existing Specific Plan for the property. Once approved, the request will increase the residential capacity from 303 to 395 multi-family residential units on the 2.99 acre site. The request was made by Holland & Knight LLP on behalf of the property Owner. Here’s the quick rundown:

The conceptual plans note a few potential changes to the building exterior. To start the building mounted signage appears to have changed from a roof sign to a projection sign located at the corner of the building. Architecturally, the facade now has more of a vertical orientation with additional balconies facing the greenway. The horizontal orientation still exists along Van Buren Street.

Regarding the Greenway, the approved SP notes conditions related to the interface of the building and the trail, some of which include:
- Only one pedestrian connection is permitted per building fronting the greenway.
- No pedestrian connection shall be from residential units directly.
- The Property owner shall be responsible for perpetual maintenance of the greenway and the easement area.
The project is scheduled for the 7/25/2024 Metro Planning Commission agenda.
