Holladay Ventures is currently developing nearly 650-units of affordable housing. This includes 335 units in East Nashville, adjacent to both the New Titans Stadium and planned Oracle Campus in the East Bank. The developer also has another 311-units under construction in Goodlettsville, located 20 minutes north of Downtown Nashville on Dickerson Pike.
Shelby House Apartments, the developer’s debut project in Nashville, will have its grand opening ceremony in the fall and will simultaneously celebrate the groundbreaking of phase II of this project 4th & Shelby. Phase 2 is located adjacent to Shelby House and will include 289 units of affordable housing ranging from 30-80% AMI.

Here’s a look at upcoming affordable & attainable housing developments in Nashville

Pathway Lending, a Community Development Financial Institution headquartered in Nashville, along with development partner Trent Development Group will introduce a new affordable housing community in Madison. The new community, Birchstone Village, is a 228-unit affordable housing development that will consist of 1, 2, and 3-bedroom apartments. The project is located at 616 N. Dupont Avenue.

Holladay Ventures will soon introduce a 311-unit mixed-use development project consisting of 1, 2, and 3-bedroom apartments and 11,200 square feet of commercial and retail space. With apartments starting at $999/month, the exciting new development offers residents convenient access to downtown Nashville via I-65 and to Goodlettsville’s growing downtown area. For the small business owner, Stone Bridge Lofts offers seven live-work spaces that can function as a residence and a storefront.
The apartment community will provide a variety of amenities on-site, including a solar-powered 5,600-square-foot clubhouse that includes gathering and meeting spaces, free internet, an open concept kitchen, a fully equipped gym and billiards tables. Louisville-based LDG development officially broke ground on its latest affordable housing development Ewing Heights. Located in North Nashville, the project marks the 5th project in Nashville and 6th in Tennessee by the developer. Ewing Heights will feature 180 total units with sweeping views of Nashville. The site is located at 334 Ewing Drive.

Through a public-private partnership, Urban Campus and Core, The Clear Blue Company, and Born Again Church aim to develop Northview Housing Development. The project includes 254 units of active senior housing in North Nashville, a historically underinvested community. The development seeks to provide affordable housing for an active senior population, who are increasingly challenged by the rising cost of living in the growing Nashville metropolitan area. The project leverages underutilized land on the Born Again Church Campus to address a growing need for safe attainable housing. Northview is scheduled to break ground in late 2024.

Elmington is currently proposing to modify the existing SP, in Phase 1 of the long-proposed Curtis Property, to offer 200-Units of affordable housing. The project will join the immediately adjacent Orchard Hills Project, also developed by Elmington. The Curtis Property is zoned for a total of 465-total units. However, the plan and timeline for the remainder of the development is currently unclear. The Curtis Property has a reference address of 0 Curtis Street.

Orchard Hills is a new mixed-use development located near the split between Ashland City Hwy & Clarksville Pike. The Bordeaux Area project includes 250 affordable apartments with amenities and a concealed parking deck. The development will also feature a retail space at the corner of Clarksville Pike and Lawrence Street. Orchard Hills is located on 3000 Lawrence Street.

Minnesota-based developer Roers Companies has submitted plans for a max 255-unit affordable housing development. Located in the Bordeaux area, this development serves as the third large scale project at the split between Ashland City Pkwy and Clarksville Pike. The site address is 3854 Abernathy Road.

The Clear Blue Company will soon bring a 238-unit development near the Dickerson Pike Corridor. The project will include seven residential buildings and a clubhouse with a business center to support the educational and occupational needs of residents. 301 Ben Allen will include 1, 2, and 3-bedroom apartments. The rent will be affordable to individuals earning 60% of the median income in the Nashville area. In addition, five units will also be set aside for residents earning 30% and below of the median income and five units will be available to those experiencing situational homelessness. Attainable Housing Developer, Holladay Ventures, has officially broke ground on a high profile affordable mixed-use development in East Nashville. Park24 will offer 140 high-quality housing options to those earning 30%-80% of the area median income (AMI). The site is located on a portion of the former River Chase Apartments site and part of a larger overall redevelopment project. The overall development by CREA, will include a max 1,150-units which includes an additional 140 affordable units. Park 24 is located along the Dickerson Pike Corridor and is directly adjacent to the River North District of the East Bank at 660 Joseph Ave.

The East Bank development is the extension of the Downtown Core across the Cumberland River as well as the upcoming Titans Stadium. Local nonprofit Samaritan Recovery Community has partnered with Holladay Ventures and Evergreen Real Estate to create Shelby House. The project consists of 484 affordable housing units, including a71,000 square-foot recovery services center for the nonprofit. Shelby House will provide 132 beds for Samaritan Recovery Community’s rehabilitation services in addition to the 484 new construction affordable apartments over two phases (with 195 units in phase one)— phase one is reserved for families earning anywhere from 20 percent area median income (AMI) up to 80 percent AMI. Park Commons will soon debut its first mixed-use development at the reimagined Nashville Fairgrounds. 445 Park Commons is a new 329-unit mixed-income development which includes 120-units of affordable housing. The Reservoir is a phased mixed-use re-development in EdgeHill. The plan zoned for a max of 1,200 residential units and 600,000 square feet of non-residential space located at the northeast corner of the site. The plan is divided into seven distinct zones, each including specific permitted uses and bulk standards applicable to those zones. The developer agreed to designate 24.1667% or 290-units as affordable. The project consists of multiple developers and is located at the corner of 8th Avenue South and EdgeHill Avenue.

Elmington secured an $18.8 million loan from the Amazon Housing Equity Fund for the construction of Harpeth Valley Apartments, according to reports. The garden-style, 251-unit, mid-rise affordable housing development will be rent- and income-restricted at 60% AMI through 2072. The project is located at 8101 McCrory Lane.
