Located in the highly sought after Rutledge Hill Development District, conceptual plans have been submitted for a 24-story mixed-use tower. The plans propose an approximately 288 feet hotel/residential tower above street level retail, activated public space, and underground parking. The project is located at the corner of Lea Avenue and 4th Avenue South in Downtown Nashville.

The building can rise 8 stories by-right with an additional 3 stories of bonus height. However, the Developer is looking to pursue a total of 24 stories using the Bonus Height Program. The design will achieve the bonus height by incorporating underground parking, LEED Silver, overhead utility line relocation, pervious surfaces, and exemplary design criteria. The overall height modification proposal is shown below and is subject to change:
- 3-stories by incorporating underground parking and pervious surfaces.
- 1-story using LEED
- 12-stories using overhead utility line relocation & exceptional design.

A request has been submitted for concept plan approval for the collection of properties zoned DTC. Once approved, the request will advance the 24-story mixed-use development on the 0.91 acre site. The request was submitted by Pinnacle Hospitality Partners (PHP). Here’s the quick rundown:

The ground floor is essentially divided into 3 zones for the residential, hotel, and retail/restaurant uses. The residential and hotel lobbies are located on Lea Avenue and have separate entrances. The entrance into the parking garage is also located within the covered entrance.
The pedestrian realm is emphasized by wide sidewalks, building setbacks and activated by a public gathering space and hotel porch. The hotel porch is located at the corner of Lea Ave and extends along 4th Avenue. It includes seating areas and a feature light fixture which extends from the floor above. There is another public gathering place along 4th Avenue which is activated by retail, restaurant space, and a coffee shop.

Overall, the building consists of 4 stories of underground parking, 8 stories dedicated primarily to hotel uses, with the remainder of the tower being proposed as residential. There is also a rooftop amenity as well as a mechanical penthouse. The plan also highlights preliminary comments from planning to consider using Diverse Residential Unit Bonus. However, units as small as 350 SF are not part of the building program but it will include several studio apartments.

Exterior building materials consist of precast concrete, bronze metal, cream colored brick, wooden ceilings, perforated metal, and cementitious materials. To address preliminary comments from planning the perforated metal panel will use a shadow box detail to create a more dynamic effect and the main tower glazing has been brought to the ground floor to create continuity between the podium and tower.
