Known for their restoration prowess, Nashville Developer Vintage South has successfully converted a lumber mill into a creative mixed-use campus named Stateline. Located in the popular Nations neighborhood in West Nashville, the 93,000 square feet commercial space is 62% leased and currently anchored by a 34,000+ fitness center, Carbon Performance. The project fronts Centennial Boulevard, which is one of two commercial main streets in the Nations. The project is located at 5300 Centennial Blvd.

The overall design of Stateline was in response to the Pandemic. The main level (Level2) connects the office spaces through open air breeze ways so that multiple tenants could occupy the space and reduce the need to quarantine due to close-contact.

Designed by Centric Architecture, the project maintained most of the buildings original one-story structure. By utilizing the building’s double-height ceilings, the architects were able to add a second level as well as provide covered parking on the first level. There is also an addition on the front of the building which features the iconic exoskeletal structure. The addition extends the square footage of the new 2nd level and creates both covered parking and the retail shell spaces below.
Brokered by Sagemont, leasing of Stateline Nations started in 2023 and includes local brands such as Franklin-based Carbon Performance which will fill the gap between large format gym & wellness facilities between Downtown & Bellevue along Interstate 40 and more. Other tenants include:
–Relive Health – beauty & wellness MedSpa with a plethora of services
–Elite Eyecare – full-service optometrist / eye specialists with specialized glasses retail
–Glitz Nashville – a growing bridal & formalwear Nashville brand
–Ellie Health – therapy & counseling center
