The 12th Avenue South shopping, dining, and entertainment corridor is set for another mixed-use development. Plans list Jay Pennington as the developer, who is also the owner of Urban Grub directly across the street. The project features a multi-story retail breezeway and paseo and is capped with 8 residences above. The site currently serves as a parking lot with other seasonal uses such as Santa’s Christmas Trees. The 4-story building is situated at the corner of Beechwood Avenue and 12th Avenue South.

Designed by Dryden Architecture, proposed uses include more than 20,000SF of restaurant space along with office, retail, and residential uses. Short-Term Rental (STR units) are prohibited under the proposed zoning. Renderings suggest exterior building materials will primarily consists of brick with storefront and curtain wall glazing.

A request has been submitted to rezone from CS to SP zoning for the collection of properties which make up the site. Once approved, the request will permit the mixed-use development on the 0.73 acres site. The request was submitted by Fulmer Lucas Engineering, on behalf of the property owners. The overall building elevation includes two levels of underground parking, 3 levels of commercial space with 14’ floor-to-floor clearances on the first two levels and 16’ floor-to-floor clearance on level 3. The 4th level includes 8 residences which include a mix of both attached and unattached units along the rooftop plaza. There is also rooftop commercial space on this level facing 12 South.

Breezeway Entrance along 12th Avenue South.
The ground floor is completely activated by retail. The entrance into the breezeway is located along 12th Avenue South. The retail space along 12 South is accessible from the breezeway but has frontage along the main road. The paseo entrance is on Beechwood Avenue. Retail along the street has access from both the paseo as well as from the street. There is a monument stair located at the center of the multi-story plaza which has the option of being glass enclosed from above. The entrance into the parking garage is from the alley.
