Material Ventures has submitted conceptual plans for a new commercial/retail focused mixed-use development in Wedgewood-Houston. Located at the corner of Chestnut & Hagan Streets, the 7-story project is divided into 4 building massing’s which creates the retail plaza on the ground floor and includes the preservation of the existing single-story structure on the site. The project is located at 500- 516 Hagan Street.

The project creates development continuity by connecting adjacent developments. Given its central location, it continues the activation of nearby projects such as Standard Assembly and The Finery.
A request has been submitted to rezone the property from MUL-A to SP zoning. Once approved, the request will permit a mixed-use development on the 1.68 acres site. The request was made by Fulmer Lucas Engineering on behalf of the property Owner. Here’s the quick rundown:

The project focuses on neighborhood placemaking and a long-term investment into the economic sustainability of the area. The submitted plans describe the guiding principles for the project as they continue to progress the conceptual design; some of which include:
- Preserve and reuse the existing 516 Hagan Street building and maintain the character of the neighborhood.
- Reallocate the height and apartment density towards the back of the property, while preserving lower density of varying heights and permeable site access along Hagan Street.
- Provide parking below grade so that the entirety of the site can be accessible to the public with activated uses and landscaped courtyards.
- Prioritize pedestrian site access to create permeability. Orient the property towards the neighborhood and pedestrians with activating commercial along Hagan as well as alleys and courtyard.
