National developer Portman announced that PennePazze, a farm-to-table Italian dining concept, will open a new location at Starling, the 359-unit multifamily building in Germantown. In addition, PennePazze founder Rony Stark will debut GelatoPazzo, a new Italian ice cream concept, at Starling. The chef-driven Italian concepts join previously announced retailers Solidcore, Kyuramen, Toastique, Social Cantina and Retrograde Coffee at Starling.


PennePazze focuses on serving high-quality pasta and pinsa (Roman-style pizza) with the freshest ingredients and a dash of southern flair. In addition to offering a vast selection of Italian wines that cater to wine connoisseurs and pair smoothly with any food, PennePazze at Starling will introduce its first refreshing cocktail menu. GelatoPazzo will come to life as a modern Italian shop and will uniquely blend traditional and chef fusion flavors. The shop will also offer customers the opportunity to order Sicilian-style gelato, in which the ice cream is served with fresh brioche bread.

Facing First Horizon Park, the home of the Nashville Sounds, the restaurants will feature a patio space that fronts the Cumberland River Greenway. PennePazze opened its first restaurant in Nashville’s L&L Market in 2020 and opened a second location at Fountains at Gateway in Murfreesboro last year. The Starling location will feature a refreshed and elevated interior design, and it will introduce the brand’s first Italian market where guests can purchase PennePazze products. PennePazze and GelatoPazzo will open at Starling in late Summer 2025.

Brokered by Ojas, Starling features 17,000 square feet of ground-floor retail space. With the latest signings, Starling’s retail space is 90% leased with only one available space remaining. Toastique, a gourmet toast and juice bar, is now open, and Social Cantina, Retrograde Coffee, Kyuramen and Solidcore will open within the coming months. Starling is designed to embrace the Cumberland River Greenway, which has been expanded as part of the project. Starling’s first residents have already moved into the tower, which offers a highly amenitized living experience, including a rooftop pool featuring expansive views of the Nashville skyline.

Also in Nashville, Portman completed construction of The Moore Building, a 16-story Class-A office building in the heart of Nashville’s iconic Music Row district last year. Located within walking distance of Broadway, The Moore Building features 236,000 square feet of office space and 8,500 square feet of ground-floor retail, which includes the recently announced Atlanta-based Highland Yoga.
