Fed Development has plans for a new multifamily development along the West Trinity Corridor in North Nashville. The project includes a mix of townhomes and multifamily units bordering Buena Vista Pike and Cliff Drive. It is situated one street over from the Cumberland River-edge, with a reference address of 2138A Buena Vista Pike.


Public Records indicate that the collection of properties which make up the site last sold in 2022. The majority of parcels were sold in 2014 for $350,000. There were two parcels which sold for $450,000 and $1Million in 2022.
A request has been submitted to rezone the properties from R8 to SP zoning. Once approved, the request will permit up to 75 multi-family residential units on the 5.29 acres site. The request was made by Williams Engineering on behalf of the property Owner. Here’s the quick rundown:

The multiphase project primarily includes 3-story townhomes with 2-car garages in phases 2-5. There is a multifamily building at the corner of Buena Vista and Cliff Drive in phase 1. The Plans propose short-term rentals (STR) for the 12-unit building, however, STRs are prohibited for the townhomes making it a true townhome community. It is not clear from the plans if the townhomes are for rent or for sale. Site improvements include new sidewalks with landscape buffer, an off-street bike lane, and dog park within the property.
