Plans for an 8-story dual-branded Marriott are beginning to materialize. Dream Capital will look to build the property on South 5th Avenue in East Nashville. The project will be one of the first new hotels in the area which is primarily residential with some adjacent industrial uses. The hotel is located at 751 South 5th Street.

The site will capture some amazing views of the growing Downtown skyline which will evolve as the area continues to redevelop. The property last sold for $1.76 Million according to public records however, the owner plans to close on the site later this year. Kunal Patel, Multifamily/Hospitality Advisor at SVN | Accel Commercial Real Estate represented the buyer; the property was listed by Patrick Inglis, Tony Vaughn, and Mike Baggett with Colliers. The hotels will be walking distance to the East bank and the new Titans Stadium.
Separately, the owner of more than 20 acres of prime riverfront property, a couple of blocks west, has announced the potential auction of those properties next month according to the Nashville Post. Once it is eventually developed, it will expand and activate an entirely new segment of the Downtown urban core in Nashville.


A request has been submitted to rezone from CS to SP zoning for the property located at 751 S. 5th Street. Once approved, the request will permit a mixed-use development on the 1.41-acre site. The request was made by Dream Capital Management LLC, on behalf of Professional Services Industries, Inc. Here’s the quick rundown:

The project has a 2-level parking podium with 6 levels of hotel uses above. The ground floor has a little over 7,000 SF of retail with an outdoor seating area along South 5th. There is a jump lobby within the parking structure which gets you to the hotel lobby on the 3rd level.

In addition to the lobby on level 3, there is also 9,449 SF programmed for meeting space, 6,602 SF for a bar/restaurant amenity, and a courtyard plaza with pool. Levels 4-8 includes rooms for the two hotel brands as well as a rooftop bar amenity. Exterior materials primarily consist of brick, metal panels, various window systems, and metal garage screen inserts.
The project is scheduled for the 10/24/2024 Metro Planning Commission agenda.
