Southwest Value Partners and Streetlights Residential announced the launch of condominium sales at its 35-story residential tower, The Emory. The news follows the recent announcement for the leasing of its 34-story sister tower, The Everett. Both the Emory and Everett represent the first two residential towers with a combined 650 residences at the 19-acre Nashville Yards mixed use district in Downtown Nashville. The Emory is located at the corner of 9th and Commerce Street.

The release notes that Southwest Value Partners and Streetlights Residential have designed and built the residences at The Emory to offer unequaled living in the heart of Nashville Yards, with unique access to all that the safe, walkable, convenient, master planned community has to offer.
“For years, we’ve been asked about an opportunity to own a residence at Nashville Yards and are excited to now offer that option at The Emory,” said Cary Mack, Managing Partner, Southwest Value Partners. “With both a for-sale and for-rent option, The Emory and The Everett give anyone seeking the authentic Nashville Yards residential experience a choice.”
The Emory will offer 1 and 2-bedroom condominiums both with plus den options. It will feature some of the largest floor plans in the market, ranging from approximately 800 to 1,800 square feet. The 312 residences are designed as a high-end living experience with 10-foot ceilings, 8-foot doors, abundant cabinet space, top-of-the line kitchen appliances (80% gas ranges and 20% induction cooktops), dine-in islands, and mudroom style-entryways. The residences also feature spa-grade bathrooms, custom closets, SONOS-enabled sound systems, and smart thermostats.
Buyers will be deeded one private, secured, on-site parking space per unit, with the option to acquire additional spaces. Building amenities include a third-floor amenity deck with a resort-style pool, spa, outdoor lounge and grilling stations; pet wash and dog park; fitness center featuring Technogym equipment and yoga area; game room with billiards, shuffleboard, table tennis, arcade and more; a resident bar; a golf simulator; and co-working space.

Compass is serving as the exclusive sales agency for The Emory. The Compass sales team is led by David Dorris and Danielle Helling, under the direction of Hunter Connelly, President, Compass Tennessee.
“The Emory offers buyers an opportunity unlike anything else in downtown Nashville –luxury, security, walkability, stunning views, and world-class design and amenities, all in an incredibly thoughtfully-planned residential experience right in the heart of Nashville Yards,” said Connelly. “This is a truly unique and exciting opportunity for professionals, investors, empty-nesters and anyone else looking to take advantage of the opportunity to live at Nashville Yards.”

Condominium owners at The Emory will enjoy special unencumbered access to everything Nashville Yards has to offer. The residential tower is located within walking distance to food, beverage, and entertainment options at Nashville Yards. Additionally, Culaccino, a local authentic Italian restaurant and Handel’s Ice Cream will both anchor the ground floor of the 35-story tower. Residents and tenants of Nashville Yards will receive priority placement at The Goddard School, which will open in early 2025 and enroll approximately 250 children.

Construction at The Emory will be completed by the end of the year, with the first move-ins as soon as early 2025. Please direct all inquiries to Compass by clicking the link (here). For more recent coverage of Nashville Yards, tap the banner below.
