Ryan Homes has plans for more than 1,000 units off Dickerson Pike. The recent submission calls for a mix of popular townhome models from the builder as well as various condominium styles, spanning over 100 acres. The site is located on Lemuel Road, 10 minutes from the planned Oracle World HQ in the East Bank.

A request has been submitted to rezone various properties that make up the site from IWD, RS7.5 and SP to SP zoning. Once approved, the request will advance the 1,082 multi-family unit development on the 107.6 acres site. The request was made by Catalyst Design Group on behalf of the property Owners. The multi-phase development has three development districts with varying Bulk Regulations that guide its architectural standards. The first area includes 396 units within 4-stories. The proposed building type are stacked flat condos. The areas bordering most of the adjacent existing homes include 502 townhome residences. There are 184 single family residential homes which infill the remainder of the central development and complements the townhomes along the borders.
The development is a true subdivision as it primarily consists of residences. Community spaces include common areas (or green space) situated throughout the property, a community center with a proposed coffee shop, recreational facilities including a pool, clubhouse, pickleball courts, and dog park.

Pedestrian enhancements include a multimodal trail within the tree buffer near the interstate. Sidewalk improvements extend beyond the site limits on Lemuel Road to Dickerson Pike as well as signalization and pedestrian improvements at 5 intersections along Dickerson Pike.
The project is scheduled for the 1/9/2025 Metro Planning Commission agenda.
