Plans for the dual-phased, mixed-use development near the convergence of Downtown and Germantown continue to make progress. The new hotel and residential anchored project is slated for DTC Design Review Committee seeking approval of the proposed façade materials, spandrel glass wall design, and brick wall design. The project is located at 450 & 460 James Robertson Parkway near the State Capitol.


Designed by S9 Architecture and Smith Gee Studio, the project consists of an 11-story residential building and a 10-story hotel next to an existing TownePlace Suites by Marriott which was built by the same developer. S9 Architecture is the Design Architect and Smith Gee is the Architect of Record. Together the 3 buildings are tied together through a retail paseo and public plazas. New renderings presented with the plans provide a closer look at the retail paseo, a key design element aimed at improving connectivity. Pedestrians will enter the paseo from James Robertson Parkway, passing beneath the second level of the hotel before emerging into a large public plaza. The future plaza currently serves as the parking lot for the TownePlace Suites by Marriott. Slide the images below for context.

As development continues to reshape the northern edge of Downtown, this project signals another step toward a more walkable and dynamic urban environment.
