The property is located just 10 minutes from downtown, 5 minutes from Oracle’s new campus, and the Nashville East Bank. CityNowNext reported in October 2024 that the Property Owners received SP Approval in the February 13, 2020, Metro Planning Commission meeting. That decision permitted a max of 427-units on the overall property. In October, Developer Elmington submitted an amendment for the approval of a 184-unit multifamily development which occupies 13.29 acres of the 26.43-acre site.

The portion of the site up for sale is approved for up to 200 residential units and is suited for developing apartments, condos, or townhomes. Heathcock also noted that the property comes with prepaid tap fees, comprehensive diligence materials, and offers significant savings and convenience for developers.
