New City Properties continues to make progress on its mixed-use district in Germantown. Situated on the opposite side of the Greenway from Neuhoff District, is the upcoming office/residential mixed-use development. Plans also include the adaptive reuse of a large portion of the existing bow truss buildings. The project is located primarily on 2nd Avenue and is bordered by Taylor and Monroe Streets at 1324 2nd Avenue.

The developer is looking to increase the heights of both the multifamily and office buildings. The team is proposing to increase the multifamily building by 1 floor for a total of 6-stories within 85 feet. The office building would increase by 2 floors for a total of 7 stories within 100 feet.
A request has been submitted to amend the Specific Plan to adjust permitted square footage and height modifications for the buildings on the 4.82-acre site. The request was made by ESa, on behalf of the Property Owner. Here’s the quick rundown:

The multifamily building is located at the corner of Taylor Street and 2nd Avenue and proposes 320 units, up from 280 units in the previous submission. Ground floor retail for the multifamily building is situated along 2nd Avenue and the public plaza.

The 7-story office building is a little over 234,000 SF. The ground floor is primarily retail focused while the upper floors feature 32,507 SF floor plates. The bow truss buildings sit adjacent to the office building and features +/- 21,000 SF of retail and brewery space.

The three-building site is anchored with a central public plaza above the parking structure. There is an entrance ramp into the underground garage located on 2nd Avenue. There is also a monumental pedestrian bridge that spans over the Greenway and railroad, and connects to Neuhoff District.
