Development partners Hensler Development Group, Stiles, and PGIM Real Estate today announced that they are nearly complete with its $3 million investment surrounding the riverfront greenway alongside Peabody Union. The public infrastructure will allow convenient access to the project, which is set to offer a new vision for downtown living, shopping, entertainment, and office within the newly minted South Bank district. Peabody Union is located at 30 Peabody Street.


The greenway investment establishes a lush and vibrant community hub for residents of the residential tower Olive at Peabody Union, neighbors, and users of the greenway. Peabody Union will include 50,000 square feet of combined retail and food and beverage space within two acres on the ground floor of the development. Of that space, four retail spaces comprising 16,405 square feet directly face the greenway
“We took inspiration from some of the great greenway destinations in the United States, such as the High Line in New York City, the Navy Yards in D.C., and the Atlanta Beltline,” said Ray Hensler of Hensler Development Group.

Designed by Hawkins Partners, the total area of greenway improvements, which has been named Bluff Landing, is just under one acre. It includes an approximately 2,600-square-foot observation deck, green spaces, and hardscapes fronting 400 feet of the Cumberland River bluff. Alongside several of the manicured lawns are stadium-style steps to act as a respite and landing spot for those looking for a destination on the greenway system to stop and unwind or enjoy shopping, dining, and other curated activations.
“With Peabody Union, we are establishing a destination that has not existed in Nashville in terms of a carefully designed and heightened experience for residents and guests. By investing in the greenway, we’re able to make our project and South Bank as accessible and engaging as possible,” added Hensler. “We see Bluff Landing as the ideal community destination and plan to keep it regularly programmed with live music, pop-up events, and markets. We’re proud to make this investment and strengthen Nashville’s already impressive commitment to its greenway system.”

Peabody Union will include 50,000 square feet of combined retail and food and beverage space within two acres on the ground floor of the development. Of that space, four retail spaces comprising 16,405 square feet directly face the greenway. In addition to the special events, the developer wanted to offer dedicated retail facing the greenway to provide permanent activation for those who utilize it. Hensler expects to share tenant announcements in the near future.
Both the Greenway and the new apartment tower will officially open in April of this year.
