Chicago-based developers Ridgeline Development Partners (RDP) and Deep Cove Partners (DCP) announced today that they have finalized plans and team to break ground on The Bend at Capitol District later next month. The name The Bend was inspired by local infrastructure, reflecting the nearby bend of the highway and river, grounding it in the area’s history and geography. The hotel and multifamily project will look to become a new urban destination and creates new activation at the transition between Downtown and Germantown. It also serves as a phase-two expansion of the developer’s TownePlace Suites at North Capitol project, which was completed in 2020.

“We’ve intricately designed every element of The Bend to craft a distinct district that is invigorating for those who live there, stay there, or for locals seeking to visit our hospitality and retail offerings,” said Jerry Zeitner, CEO of Ridgeline. “An inviting respite, our paseo will amplify our offerings and become a community focal point with programming and activities. We see The Bend as a cultural amenity for not only the neighborhood, but all of Nashville, and we are excited to get started and double down in our investment in the city.”

New York-based S9 Architecture is working as the Design Architect, Nashville-based Smith Gee is the Architect of Record, while the Skanska USA Nashville Office will serve as the General Contractor across the nearly three acre site. The Bend at Capitol District delivers two distinct new buildings totaling nearly 550,000 sf. Along with TownePlace Suites at North Capitol, including its Moonshot Coffee Bar and rooftop venue Top Note, The Bend will establish a significant destination for locals and visitors by delivering an infusion of apartments, hotels, and extended-stay opportunities—all interconnected by an open-air paseo with dynamic retail and hospitality offerings. With the upcoming groundbreaking in April 2025, the teams will begin construction on the multi-use complex, which will include an 8-story, 188-key new Moxy Capitol District, and a 10-story residential building, which includes:

- The Delle at The Bend – Apartments by Marriott Bonvoy, consisting of 128 fully furnished apartment-style accommodations, offering executive stay units.
- The Residences at The Bend, comprising 133 for-rent residences. Both provide truly independent living with sizable living spaces and sophisticated, locally inspired design.
Both components are tied together by 17,000 SF of dynamic retail space all within an interconnected paseo.

The Bend at Capitol District is located near the Tennessee State Capitol and Metro Courthouse (the center of Metro Nashville’s Municipal Government). It also sits within walking distance of Music City’s famous downtown entertainment district and booming Germantown neighborhood. Added Zeitner: “The Bend will further solidify North Capitol as the town square where the city’s central entertainment, government, and business districts meet.”
