Located 5 minutes from Downtown, Wedgewood-Houston continues to draw significant development interest across several vertical markets. This interest has also led to a new wave of complimentary retail and restaurant concepts, such as French luxury fashion house Hermès which opens this fall. Nashville-based Sagemont will look to continue that trend as they have started work on the adaptive reuse of a vacant warehouse into a new neighborhood retail center. The project is located at 469 Chestnut Street, across from the upcoming Live Nation music venue.

“The quality of the venue, restaurants, and retail coming along Chestnut and Houston streets is incredible. It’s quickly becoming one of the most dynamic blocks in Nashville,” said Sagemont partner Trent Yates.
Sagemont acquired the property last month with a focus on reuse of the existing structure. The property was once slated for a five-story mixed-use project by a different entity. Designed by Centric Architecture, the building is generally subdivided into four spaces ranging from 5,340 to 7,988 square feet. However, according to Sagemont partner Trent Yates, the team is open to flexible tenant footprints depending on demand.

Yates continued, “We have a baseline plan that accommodates one to four tenants in the 25,000 SF building, with multiple brands interested in that format. We’ve also had inquiries from some prominent retailers seeking smaller footprints, and we’re flexible to adjust our plan for the right tenants.”
Sagemont is targeting a tenant mix of soft goods retail and food & beverage concepts to complement the energy of the adjacent music venue and the nearby influx of luxury retail. The upcoming retail hub also benefits from its proximity to several other projects both planned and under construction, adding further momentum to the area’s transformation. Gina Emmanuel with Centric Architecture has provided design for the project, with core and shell construction by Thomas Constructors underway. Renovation plans feature a high-end exterior façade upgrade designed to elevate curb appeal along the pedestrian-friendly corridor. Inside, the space will be delivered as a warm shell, giving tenants a head start on buildouts. Base building construction is expected to wrap up by mid-August, with tenant buildouts able to begin as early as June—positioning new openings perfectly for the holiday season.
