Developer T2 has altered plans for its previously proposed 25-story Pietown tower for a now 7-story STR condo building. The developer shared last year that they were actively evaluating the best use and height for that project given changing market conditions. PieTown has been a hotbed of development activity as of late with multiple projects which are either proposed, under construction, and now leasing. The site of T2’s project has a reference address of 621 Middleton Street, in Downtown Nashville.

Developer CA South pioneered Pietown with HYVE, a 6-story NOO STR condo building which was completed in 2023. T2’s project is directly across from HYVE and is now similar in use and height at 7-stories. This brings the upcoming Pietown capacity to 1,540 units and 204 hotel keys. A request for concept plan approval has been submitted for the property within the Lafayette DTC Subdistrict. Once approved the request will permit the updated mixed-use development on the 1.2 acres site. The request was submitted by OKW Architects, on behalf of the property Owner. Here’s the quick rundown:

Designed by OKW, the building has a modern exterior with Art Deco-esque accents along the parking deck liner fronting Middleton Street. The base building facade materials include modular brick, precast panels, and large storefront windows. The upper floors consist of fiber cement cladding, aluminum windows, and a cast stone cornice at the roof line.

Building amenities will activate Middleton Street and includes a fitness center, co-working space, the residential lobby, and two retail shells at the East & West corners of the building. The larger of the retail spaces is a 2-story, 5,004 Sf retail shell located at the corner of Middleton & 7th Avenue S. This retail space extends the retail activation along 7th Ave joining Bad Axe Throwing, Fogg Street Lawn Club, Luxe Redux Bridal, Lauren Bradshaw Design, and Iris Tattoo and Piercing. The area also has upcoming adaptive-reuse retail buildings as well.

Conceptual space plans show a mix of 2 and 4-bedroom units on the upper floors. There is a pool deck on the podium cap with private terraces at each unit on level 3. Demolition plans show replacing the curb and gutter, as well as new soil wells in the existing sidewalk for trees. Access to the parking garage is from the 7th Avenue and the public alley.
