Developer Mill Creek Residential has plans to transform an assemblage of 33 parcels into a 400-unit max mixed-use development in Chestnut Hill. The property is centrally located and within 5 minutes of Downtown Nashville, Geodis Park, and Trevecca Nazarene University. The project has a reference address of 39 Andrew T. Whitmore Street.

The project will look to re-develop the existing industrial and vacant parcels into a mixed-use community with apartments, live/work units, and a privately-managed dog park and pickleball courts that will be open to the public. The project is expected to be developed in one phase and will include a maximum of 400 multifamily units, inclusive of approximately 12 live/work loft units totaling 10,000 to 12,000 square feet.

This segment of Chestnut Hill, which borders Wedgewood Houston, has seen a lot of development activity with a mix of new office, apartments, and STR condos. A request has been submitted to rezone the properties from R6, MUL-A-NS, and IWD to SP zoning. Once approved the request will advance the mixed-use development on the 5.54-acre site. The request was made by Kimley-Horn on behalf of the various owners. Here’s the quick rundown:

The overall project includes a max 400-units across 5 buildings and will rise 3-6 stories. The height of the buildings vary on the different streets given the site topography.
The largest building is located along Andrew T. Whitmore Street which includes the Live/Work units and is located across from the public dog park, pickleball courts, and surface parking lots. The smallest of the 5 buildings is located along Hart Street and 1st Avenue South. There are three buildings situated between 2nd Avenue and Old Radnor Car Line.

The project will address significant pedestrian safety concerns surrounding the property as it will create new sidewalks with landscaping and parallel parking on some streets. However, either Metro or the developer will have to address the railroad overpass on 2nd Ave which doesn’t have any pedestrian accommodations. It is currently a one-way, two-lane road on a curve, and without any cross walks, stop signs, or traffic signals. This road allows cars to enter and exit into the property area without stopping.
