Chicago-based DAC Developments has submitted plans for a new 53-story high rise mixed-use development. The 636 feet tower will bring 405 hotel keys and 104 condominiums to the corner of 4th & Peabody in Downtown Nashville. The project address is 319 Peabody street.

The project marks a major addition to both the Nashville skyline and the infill of 4th avenue in the SoBro sub district. It also follows the recent trend of new high-profile hotel/condo projects in the downtown core. 319 Peabody is the 2nd tallest proposed tower Downtown; located a few streets over is the upcoming 60-story condo/apartment tower named Paramount. The property is permitted for 8-stories by-right, will pursue approximately 31-stories using the bonus height program, and achieve the remaining floors through a request for overall height modification. The property is zoned DTC and within the Rutledge Hill Redevelopment District. Once approved, the request will permit the 53-story hotel and condominium tower on the 0.35 acre site. Overall, the building has 5 levels of underground parking which is capped by a 5-level podium at the street level. The street level is activated by retail space and anchored by a public plaza with access to Almond Street. The remainder of the podium includes hotel event and meeting space as well as amenities for the hotel and condominiums. Level 6 showcases a large pool deck amenity with a rooftop hotel bar.

The hotel and residential drop-off and corresponding lobbies are located along Peabody Street. The retail activation is located along both 4th Avenue and within the large covered public arcade to Almond street and provides a unique and intentional connection to the surrounding neighborhood. The 400 hotel rooms are situated on levels 7-32 with its mechanical systems located on level 33. The condominiums are on floors 34-51, features a residential amenity level on level 52 with pool deck and the, mechanical penthouse on level 53.

According to the submission, the architect notes that the tower is conceived as a faceted and soaring volume comprised of varied glass surfaces. The multiple vertical and horizontal offsets create a distinctive silhouette, punctuated by an illuminated crown.
