Real estate development firm, Hines is looking to redevelop nearly an entire block in Wedgewood-Houston. The 37-townhome project is tentatively called Martin & Gray and is located next to the Finery, which is also developed by Hines. The project has a reference address of 476 Gray Street.

The 2 parcels which make up the site were rezoned in January 2020 to SP zoning, limited to all the uses per MUL-A which allows for moderate mixed-use development excluding STRs. Neither the preliminary approval nor the request for final site plan approval included any renderings of the proposed design. However, the previous plan proposed 2 building massings at 5 and 6 stories with a pocket park. The new plans propose 37 garage townhomes in a layout similar to the nearby rental community Oxenfree WeHo.

A request has been submitted for final site plan approval for the properties which are zoned SP. Once approved, the request will permit the 37 multifamily residential units on the 1.41-acre site. The request was made by Kimley Horn on behalf of the property owner. The project architect is now shown as Remick who was also the designer for Oxenfree WeHo.
