Plans have been submitted for a new courtyard Marriott in the Nashville Gulch. The new 12-story hotel will be located along 8th Avenue at the site currently home to Marble Fox Brewing Company. The proposal also represents the evolution of the previously planned hotel, in 2021 the submission proposed a 24-story tower. The project is located at 701 8th Avenue S.

The plan notes that the proposed 12-story hotel will achieve its full building height by seeking 2 stories of bonus height through 2+ levels of underground parking. There are also two minor modification requests regarding building setbacks.
A request has been submitted for concept plan approval to construct the hotel on the property which is zoned DTC. Once approved, the request will advance the project on the 0.32 acre site. The request was submitted by Earl Swensson Associates on behalf of the property owner. Here’s the quick rundown:

Overall, the new hotel includes 3 levels of underground parking, ground floor retail, and main hotel lobby and amenity spaces are on the top 3 floors – including a rooftop pool deck. On the ground floor, the retail space captures the frontage along the highly visible 8th Avenue corridor, the hotel jump lobby is situated on Old Division Street, while the hotel drop off is located along the alley.
The project is slated for the 9/25/25 Metro Planning Commission meeting agenda.
