The American Baptist Theological Seminary is advancing the land packaging stage for a new mixed-use development named Kingdom Land. The project will look to bring a mix of 500 dwelling units at different intensities as well as 500,000 SF of non-residential uses in 2 phases. The site is situated along the riverfront with a reference address of 0 World Baptist Center Drive.

This proposal marks the 3rd development of this magnitude on the Northwest Banks of the Cumberland River. The previous 2 projects have demonstrated that to diminish risk and uncertainty, secure capital, and create a project that generates value, you have to strike the correct balance. This means that proper regulatory review and community engagement must be balanced with the speed necessary to benefit from current market conditions to keep it viable.
A request has been submitted to rezone the property from R6 to SP zoning. Once approved, the request will advance the mixed-use development on the 37.45 acres site. The request was made by Smith Gee Studio, on behalf of the property owner. Here’s the quick rundown:

Overall, the project will look to bring buildings 5-7 stories tall, with the setback for the shorter buildings along Baptist World Center Drive. The project has a main collector street through the property which would serve as an extension of Haynes Street. There are also 2 additional connectors which would extend Gooch Street to Youngs Lane. There is a 16-foot Greenway easement which traverses the property North to South as well as a 20ft Greenway easement along the riverfront.
