Pinnacle Hospitality Partners received conditional approval for an upcoming mixed-use tower. The completely redesigned structure is now 7 floors shorter than the previous submission coming in at 17 vs. 24 stories. It will also serve as a stand-alone hotel vs dual apartment and hotel uses. The project is located at the corner of 4th & Lea in Downtown Nashville at 600 4th Avenue S.


4th Avenue has been a hotbed for proposed developments with towers rising as tall as 53-stories. This segment of the Rutledge Hill subdistrict is currently moderately active, offering potential opportunities to create a diverse mix of retail activation, unique to this part of downtown.
The plans note that the project will pursue 9 additional floors using the Bonus Height Program. The 9 additional floors will be achieved through baseline compliance, providing underground parking, and parking reductions. There are also 2 minor modification requests regarding setbacks. The project includes 4 levels of parking, all situated underground. Similar to the previous proposal, the hotel lobby and drop-off is located along Lea Ave, with the parking garage entrance located adjacent to the public alley.

The ground floor spacial diagram shows 1,893 SF of retail frontage along 4th Avenue, a main thoroughfare from Downtown to the Interstate. The lobby includes a lounge, lobby bar, front desk, possible access to the restaurant space, and a monument stair. Level 2 features an amenity level with the guest room tower above that. There is also a pool deck above the 2-story podium, and more amenity uses on the top floor.
The project was approved with conditions at the last MDHA Design Review Committee meeting and scheduled for another round of review.
