T2 Capital Management (T2) hosted its ceremonial groundbreaking for The Heritage at Broadway (The Heritage) – a new residential mixed-used development on historic 2nd Avenue. The event marked a significant milestone for Second Avenue following the 2020 Christmas Day explosion that left 2nd Ave bruised but not destroyed. Five years later, 2nd Ave represents the next era of Nashville with new people-focused infrastructure including wider sidewalks, new retail and restaurants, and now condos. The transformative project is located at 160 2nd Avenue N.

“Today’s groundbreaking at The Heritage is more than the start of construction, it marks a celebration of Second Avenue’s revival,” said Tom Lowe, Director of Acquisitions at T2 Capital Management. “With our longstanding commitment to Nashville, T2 is proud to contribute to the restoration and revitalization of a community we deeply cherish.”

The Heritage is a six-story, 70,000 sf mixed-use destination that will offer residents and visitors unparalleled access to Nashville’s most iconic attractions. The property overlooks the East Bank and Cumberland River to the East, Downtown to the West, and offers easy access to the Nissan Stadium, the downtown Central Business District, and Broadway.
Hastings is leading the design and restoration efforts for the historic property, which was left vacant and uninhabitable by the 2020 Christmas bombing. The Heritage at Broadway is set to redefine urban living with 50 luxury residential condominiums, all of which will be available for use as short-term rentals, alongside a new 10,000-square-foot retail space designed to invigorate the Second Avenue corridor.


“It is really, really meaningful to be part of a revitalization like this, particularly in Nashville. T2 does a fair amount of ground up construction and redevelopment projects around the country and I dare say that there is probably none more meaningful than this one,” said Jeff Brown, Founder and CEO of T2 Capital Management
On the second and third floors, the project has an atrium in which the developer will add 2 levels, further expanding the views and density of the project. The building previously served as the Old Spaghetti Factory on the ground floor with apartments above.


“Preservation is about more than maintaining old buildings. It’s about the connection between people and places. Because in a one-of-a-kind city like Nashville, it’s important that we protect our unique and storied landmarks. We can’t always replace what we’ve lost, but we can do our very best to build back even better,” said Nashville Mayor Freddie O’Connell.
The building is divided into three large bays on the street level and will again serve as retail and restaurant space and the building lobby. The retail is brokered by Ojas Partners. There is also a condo unit in each bay overlooking the Cumberland River. Historic elements such as fireplace mantles and safe vaults like shown in the picture below will be preserved.

The project began presales in February of this year and is already 60% presold. Construction is slated for completion in late 2027.
