NVR, which builds homes under the Ryan Homes, NV Homes, and Heartland Homes brands, has submitted the final site plans for phase 1 of the Lemuel Road development on Dickerson Pike in East Nashville. The overall project includes more than 1,000 homes located 5 minutes from the East Bank planned Oracle campus and downtown Nashville. The address is 237 Lemuel Road.

The project received Council approval in the summer of 2025 to build 1,081 multifamily units on on the 108-acres of the site. The submitted phase one plan includes a mix of 395-units, which is comprised of 2, 3, and 4 bedrooms across its home and condominium products.
A request has been submitted for final site plans approval for the project which is located along the Dickerson Pike transit corridor. Once approved, the request will permit the 395 multifamily units in Phase 1 on the 37.59 acres of the site. The request was made by Catalyst Design Group on behalf of the property owner. Phase one will include a mix of condominium flats and 2×2’s, townhomes, and single-family homes within a park-like setting. The subdivision includes amenity common green spaces throughout with features such as a dog park, activity lawns, fire pits, putting greens, and a central neighborhood plaza. The plaza includes a pool, clubhouse, community space/coffee shop, courts, common area, and playground.
The project is slated for the 2/26/2026 Metro Planning Commission agenda.
