Developer Wood Partners has submitted plans for a new multifamily development on the 8 South Corridor near the Gulch. The proposed 6-story apartment building is located on a long-vacant site which has seen a few development proposals over the past 7 years. The site has a reference address of 900 8th Avenue S, steps from the Gulch and Downtown Nashville.

The property was rezoned to SP-MU zoning in 2019 for up to 300 multifamily units. At the time the rezoning proposal was for a residential, office, & hospitality, mixed use development. In 2021, local developer CA South proposed a 300-unit residential mixed-use development. CA South has a number of new projects along this same corridor including another under construction near the intersection of 8 South and Chestnut Street. A request has now been submitted to amend the Specific Plan approval for the collection of properties that make up the site. Once approved, the amendment will permit 365 units on the 3.05 acres site. The request was made by Fulmer Lucas Engineering, on behalf of the property owner. Here’s the quick rundown:

Overall, the project will include 365 Units. Space diagrams show the leasing center and one of the entrances into the parking deck shown on 8th Ave. There is a second entrance into the garage at the rear of the property. Similar to ALTA Rochelle, a couple of blocks West on 12 South & also by Wood Partners, the clubhouse and pool deck is above the garage podium.
The project is slated for the 3/12/2026 Metro Planning Commission agenda.
